I think everyone is worried when selling their home because everyone wants to make a profit and sell it for more than what they paid. Why would you want to buy a house for $200,000, put $20,000 into it and sell it for $200,000? Nobody wants this outcome but how do you avoid it?

Most people shop for homes by searching the web and the first thing they do is look at the photos. If your house lacks curb appeal, your prospective buyer is going to click to the next listing in a nano-second. Location and price are a major factor, but if your house looks unkempt, dirty, or poorly maintained on the outside, potential buyers will pass it by and never see the amazing interior.
Let’s say you have black streaks on your roof. We have all seen them and most people think “I need to replace the roof”. This is far from the truth. Did you know you can remove the black streaks from your roof for just a few hundred dollars and have your roof look brand new again? Don’t have someone skip your listing on the MLS because your roof looks like it’s at the end of its life. Roofs can cost thousands to replace and it’s too expensive for most buyers to purchase a house and buy a new roof. Get it cleaned for a few hundred dollars, make it look brand new again and sell your house faster.
Next, go to a local home improvement store and invest in some mulch, rock and plants. Make the house look “pretty” so the family buying it can picture themselves enjoying the yard, not spending hours pruning and weeding.
Give it a Fresh Coat
Another great way to earn top dollar for your house is to paint the rooms. New paint in neutral colors appeals to the majority of people and shows that your home is well caref for.

I would like you to take away one thing, if you don’t take away anything else. Adding value will shorten the time it takes to sell your home and help you get the price you want. By adding curb appeal, you also give the potential buyer the vision of their perfect home, which seals the deal!
